    A UK Construction Director we spoke to last month was three months into a Procore rollout across 22 concurrent sites. Adoption on the office side was solid. Adoption on site was 40 percent. Site foremen kept sharing progress photos and defect reports in the WhatsApp group instead of the platform. His head of health and safety was blocked; her RIDDOR trail was fragmented across two systems.

    This is the UK construction PM software conversation in 2026. The platforms exist. Some are good. UK-specific compliance and site adoption are where they win or lose the actual deployment.

    What UK Construction PM Software Actually Has to Do

    Seven capabilities that separate real construction PM software from generic project management platforms.

    Project setup and RIBA stage tracking. New project setup with cost centre codes, RIBA stages, contract type, client structure. UK contracts sit differently to US contracts; software must handle both.

    Drawings and document management. Version-controlled drawings, transmittal registers, RFI links to specific drawings. Comment and markup tools for site teams.

    RFIs, submittals, and correspondence. Request For Information workflow, submittals with review chains, formal correspondence register. Audit trail for every decision.

    Site diary and progress photos. Daily site reports, weather, workforce headcount, plant on site, progress against programme. Time and location-stamped photos.

    Snagging and defects (punchlist). Defect capture on site with photo, location on drawing, responsible subcontractor. Tracking to close-out with sign-off audit trail.

    Subcontractor coordination. Subcontractor onboarding, RAMS submission, insurance and certification tracking, work package coordination.

    Generic project management platforms (Asana, Monday, ClickUp) handle two or three of these acceptably. The other four to five end up on WhatsApp, in email, or in Excel. That is where site adoption fails.

    The 2026 UK Vendor Landscape

    Procore. US market leader. Strong feature set, mature integrations, best-in-class drawing management. UK adoption growing but compliance requires configuration effort. Approximate cost £180 to £350 per active project per month equivalent for main contractor tier. Best for large UK main contractors with existing US methodology.

    Autodesk Build (formerly BIM 360). Best for BIM-heavy projects and design-led delivery. Deep integration with Revit and other Autodesk products. £120 to £250 per user per month for full construction cloud. Best where design coordination matters more than commercial reporting.

    PlanRadar. European (Austrian) SaaS with strong UK footprint. Excellent on defects, snagging, and site inspections. Lighter on commercial and RFI workflow. £30 to £90 per user per month. Best for defect-heavy contracts and residential developers.

    Fieldwire (Hilti). US mid-market with strong foreman-level task and punchlist management. Best for medium contractors who want site-focused rather than office-focused software.

    Site Diary. UK-focused niche platform. Strong on daily reports and site diary specifically. Lighter feature set overall. Best for smaller contractors wanting UK-native niche functionality.

    Custom builds. Defensible for main contractors above £100m turnover with unusual workflow, portfolio developers with cross-project consolidation needs, or where the platform becomes competitive differentiation.

    For most UK contractors between £30m and £150m turnover, PlanRadar or Fieldwire for tactical deployment, or Procore for enterprise-scale investment. Custom fits above the £100m mark with workflow complexity.

    UK-Specific Requirements: CDM 2015, F10, RIDDOR, RAMS

    Four compliance areas where UK requirements diverge materially from US-centric platforms.

    CDM 2015. The HSE CDM 2015 regulations define duties for clients, principal designers, principal contractors, and workers. Software must track duty holder assignment, health and safety file compilation, and pre-construction information exchange.

    F10 notification. Notification to HSE for projects lasting more than 30 working days with more than 20 workers simultaneously, or over 500 person-days. Software should generate and track F10 lifecycle.

    RIDDOR. Reporting of Injuries, Diseases and Dangerous Occurrences Regulations. All UK sites must maintain trail; software should support online RIDDOR submission or export.

    RAMS. Risk Assessment and Method Statements per work activity. Subcontractor RAMS submission, review, approval, and site display. UK contract convention treats these formally where US software often treats them as one of many document types.

    Procore and Autodesk Build handle these through configuration and templates. PlanRadar handles inspections and defect side well but is lighter on formal RAMS workflow. Custom builds bake these in natively.

    Off-the-shelf fully-loaded annual cost:

    • Procore: £30k to £180k depending on project count and modules

    • Autodesk Build: £25k to £120k depending on user count and Autodesk contract terms

    Site Adoption Reality: The WhatsApp Problem

    Every rollout hits the same problem. Office side adopts fast. Site side, half the workforce, keeps using WhatsApp for site photos, quick messages, and defect flags. Six months in, the platform has clean office data and incomplete site data.

    Four reasons WhatsApp wins on site.

    Speed. WhatsApp posts a site photo in 10 seconds. Most platforms take 60 to 240 seconds. Site foremen do not have 60 seconds.

    Offline capability. WhatsApp queues messages and sends when connection returns. Half the platforms need a live connection.

    Familiar interface. WhatsApp is what everyone uses. Learning a new interface for a task you can do faster in WhatsApp fails.

    Group visibility. WhatsApp groups broadcast to everyone. Platform-based communications hide value behind roles and permissions.

    The platforms that hit real site adoption designed for mobile-first, offline-capable, sub-30-second workflows. Anything above 30 seconds for the common site actions loses the adoption race. According to CIOB research, UK site adoption of construction software remains the biggest single obstacle to digital productivity gains.

    What We Learned Building a UK Property Platform

    We built a multi-site management platform for a UK property developer with 30-plus concurrent sites. Not construction PM specifically, but the UK-specific and adoption engineering lessons transfer directly. Two lessons.

    Sub-30-second mobile workflow determines adoption. In the property platform, we spent an entire sprint reducing "submit a site issue" from 45 seconds to 18 seconds.     The One Thing to Remember

    UK construction PM software fails on adoption, not features. Every vendor demo shows a beautiful drawing viewer and a slick RFI workflow. What matters is whether a site foreman with muddy gloves can submit a defect photo in under 30 seconds on a phone with 2G signal. The platforms that succeed designed for that.
